Mixed-use development project management in Sydney’s Northern Beaches
Freshwater Mixed-Use Development
The Freshwater development is a five-storey mixed-use building in Sydney’s Northern Beaches. The project involved demolishing an existing commercial building to deliver 11 residential apartments and two ground-floor commercial spaces on a constrained urban site.
The development includes basement parking for 21 vehicles and makes efficient use of the available floor plate. Several apartments capture ocean views, with larger outdoor terrace areas integrated into the design. The building’s curved form descends the street gradient, responding to the site’s coastal topography.
Managing constrained site conditions
The project presented several technical and infrastructure challenges requiring our specialist oversight:
- High voltage upgrades to accommodate the new building’s electrical demand
- Significant road reserve and pavement works, including shared space improvements in front of the building
- Public domain upgrades to integrate the development with the streetscape
- Construction sequencing on a compact site with limited laydown areas
- BASIX compliance requirements for residential apartments
These factors required coordination across multiple service authorities and detailed construction planning to manage site access and logistics.
Urban infill construction
The project followed a structured approach to demolition and construction on an active urban site. This included managing utility connections, coordinating public domain works with local authorities, and maintaining pedestrian and vehicle access throughout construction.
