The Loxford, Maitland NSW
The Loxford is a $25 million residential subdivision located in Maitland, New South Wales. Developed by the McCloy Group, the project delivers a series of distinct residential precincts across multiple stages, bringing new Torrens title lots to the Hunter Valley market.
Avid Project Management was engaged to provide superintendent services across the full delivery program, working alongside contractor KCE and civil engineer ADW Johnson to manage construction through to completion. Our role covered the full scope of on-site contract administration, authorities coordination and delivery strategy required to keep a complex, multistage civil program on track.
Managing a multistage civil delivery
The scale and staging of The Loxford presented a number of coordination and infrastructure challenges requiring specialist project management oversight:
- A large sewer rising main formed a critical component of the civil works program, requiring careful sequencing and coordination with relevant authorities
- Concurrent delivery across multiple precincts required integrated construction programming to maintain progress and manage interfaces between active and completed stages
- Intersection works to Cessnock Road introduced a public road interface requiring close coordination with council and road authorities
- Landscaping works across completed stages needed to be managed in parallel with ongoing construction activity in adjacent precincts
These factors required a structured delivery approach with strong contract administration and authorities management throughout.
Staged subdivision delivery
The project is being delivered across two principal construction phases. Stages 1 to 4, covering Torrens title lots, are reaching completion with handover anticipated in May 2026. Stages 5 to 7 are currently under construction, with completion scheduled for July 2026. This phased approach has allowed early stages to settle and be released to the market while civil works continue across the later precincts.

Development outcomes
