RESIDENTIAL SUBDIVISION
Avid Project Management was appointed as superintendent for a residential subdivision on the Central Coast. The project included works to an existing rural dam requiring an upgrade to an engineered standard, a scope that carried significant constructability challenges and cost risk from the outset.
Our approach
Although AvidPM was appointed as Superintendent and not engaged to manage the design consultants, the team identified an opportunity to reduce cost and programme risk during on-site constructability reviews with the contractor and geotechnical engineer.
Rather than accepting the approved design as the only viable solution, Avid PM:
- Proactively raised alternative construction methodologies during on-site discussions
- Worked collaboratively with the contractor and geotechnical engineer to assess the suitability of alternative approaches at the dam and road widening interface
- Facilitated the technical review required to seek geotechnical approval for the proposed alternative
THE SOLUTION
Rather than keying in a clay wall and bentonite core as per the original design, the team proposed lining the dam and road widening interface with heavy-duty geomembrane liner, installed in layers. The geotechnical engineer assessed the alternative methodology and confirmed it was suitable, providing formal approval to proceed.
This approach:
- Eliminated the requirement for the bentonite core entirely
- Removed the need for the specialised machinery and labour required to key in the clay wall
- Simplified the overall constructability of the dam works
- Maintained the structural and engineering intent of the original design
The revised methodology was adopted by the contractor, delivering an estimated cost saving of approximately $100,000 and avoiding associated programme delays.

This result came from a team willing to look beyond the contract and ask whether a better solution existed. By facilitating the right conversation on site, between the contractor, geotechnical engineer, and the existing design, Avid identified a simpler, approved, and more cost-effective construction methodology.
The bentonite core was eliminated, costs were reduced, and the programme was protected. Not because it was in scope, but because it was the right thing to do for the project.
